Energy efficiency for commercial buildings and homes
Most buildings waste energy in the same places: bad schedules, old equipment, dirty coils and controls nobody has touched in years. We find it, fix it, and help you plan upgrades that pay back.
Where we find savings
Controls and scheduling
Equipment running nights and weekends, economizers stuck, setpoints fighting each other. Usually the cheapest savings in the building.
Maintenance that actually happens
Clean coils, tight belts and correct refrigerant charge keep equipment at its rated efficiency.
Heat pumps and electrification
Replacing aging gas equipment with heat pumps cuts energy use and emissions, which matters for Washington and Seattle building rules.
Heat recovery and ventilation
Energy recovery ventilators and heat-recovery VRF reuse energy you’re already paying for.
Right-sized replacements
Oversized equipment short-cycles and wastes energy. We size for the building you have.
Plant upgrades
Boiler, pump and controls upgrades on hydronic plants.
The short version
What does energy efficiency look like for a building?
Energy efficiency is getting the same comfort for less energy: right-sized equipment, working controls, clean coils, tight ducts and heat pumps where they make sense.
Why it matters
- Lower utility bills
- Clean Buildings and BEPS compliance
- Rebates from Seattle City Light, PSE, Snohomish PUD and Tacoma Power

Energy rules your building may be under
- Washington Clean Buildings Performance Standard: energy use targets and reporting for commercial and multifamily buildings over 20,000 sq ft. Details
- Seattle BEPS: emissions limits for non-residential and multifamily buildings over 20,000 sq ft in Seattle. Details
- Oregon Building Performance Standard: EUI targets starting in 2028. Details
- Washington State Energy Code: many rooftop unit replacements now have to be heat pumps unless an exception applies. We check before we quote.
Rebates and incentives
Local utilities, including Puget Sound Energy, Seattle City Light, Snohomish County PUD and Tacoma Public Utilities, may offer rebates or incentives for qualifying efficiency upgrades. Washington’s Clean Buildings program has also offered incentive money for early compliance. Programs change often, so we’ll check what’s open for your building when we quote.

What our clients say
Common questions
What’s the fastest way to cut HVAC energy use in a commercial building?
Start with controls and maintenance: fix schedules, economizers, sensors and setpoints, and clean the coils. It’s usually the lowest-cost savings available.
Do heat pumps save energy in Western Washington?
Generally, yes. Our mild winters suit heat pumps well, and they use less energy than electric resistance heat and cut emissions compared to gas.
Can energy upgrades help with Clean Buildings compliance?
Yes. Lowering your building’s energy use intensity (EUI) is the core of Washington’s Clean Buildings standard, and upgrades plus an O&M program are how most buildings get there.
Do you do energy audits?
We do the mechanical side of energy assessments: what equipment you have, how it runs and what to fix. For formal energy audits, benchmarking in ENERGY STAR Portfolio Manager and Clean Buildings energy management plans, we work with our energy management partner. See our compliance page.
What is building performance benchmarking?
Benchmarking is tracking your building’s energy use per square foot and comparing it to similar buildings, usually in ENERGY STAR Portfolio Manager. Washington Clean Buildings and Seattle’s benchmarking program require it for many buildings.
