Commercial heat pumps and electrification
Washington’s energy rules and Seattle’s emissions limits are pushing buildings off gas. We’ll help you plan it in the right order and install it right.
What we install
- Packaged and split heat pumps for offices, retail and multifamily
- VRF heat pump and heat recovery systems
- Heat pump water heaters and central heat pump water heating
- Dual-fuel setups where a full switch isn’t practical yet
- Controls to run it all efficiently
The short version
What is a commercial heat pump?
A heat pump moves heat instead of making it, so it heats and cools with one machine and no gas. Commercial heat pumps come as packaged rooftop units, splits, ductless, VRF and air-to-water systems.
Why it matters
- One system for heating and cooling
- No combustion, no gas piping, no flue
- Helps buildings meet Clean Buildings and BEPS energy and emissions targets
- Utility programs often help pay for it
Who it’s for
- Owners replacing gas or electric resistance equipment
- Buildings facing Clean Buildings or BEPS deadlines
- Small businesses and homes adding cooling
- Shops, garages, ADUs and rooms the main system doesn’t reach
What we can do for you
- Packaged heat pump rooftop units
- Split and ductless heat pumps, including multi-zone
- VRF heat pump and heat recovery systems
- Air handler plus heat pump systems in mechanical rooms
- Phased electrification plans tied to equipment age
Work we’ve done
- Replaced a failed club room mini-split in an apartment building
- Added a heat pump to a home HVAC replacement
- Installed a mini-split for a garage and one for an apartment fitness room
- Installed an inverter room split system for an apartment building

What we see most
Gas unit near end of life
Replace it with a heat pump on your schedule, before it fails in January.
Rooms the main system misses
Offices, gyms, server closets and add-ons that run hot or cold. Ductless heat pumps fix that without new ductwork.
Code-driven replacements
Washington’s energy code pushes rooftop replacements toward heat pumps. We’ll tell you what applies.
Compliance targets
Heat pumps cut energy use and emissions, which helps with Clean Buildings and Seattle BEPS.
Clean installs
Line-set covers, tidy wall mounts and condensers set on pads or brackets. It should look as good as it runs.
Electrical capacity
We check whether your panel and service can handle the switch before you commit.
Electrification incentives for businesses
Going electric costs less when you stack the right programs. For commercial buildings in our area, that can include:
- Seattle City Light incentives of $0.36 per kWh saved for heat pumps and VRF replacing electric resistance, and for central heat pump water heating (pre-approval required)
- City Light small business stacked rebates: up to $10,000 off heat pumps under 5.4 tons and up to $4,000 off heat pump water heaters
- PSE instant midstream discounts on heat pumps 5.4 tons and under, ductless conversion incentives and a $650 rebate per commercial heat pump water heater
- Washington Clean Buildings early adopter incentives: $0.30/sq ft for Tier 2 buildings, applications due by July 1, 2027
Program details as of October 2026. Utility and state programs change and can run out of funds, so we confirm current amounts and eligibility before you buy anything.
Plan it before something breaks
The worst time to electrify is when a gas unit dies in January. We map your equipment, its age, and your compliance deadlines, then lay out a replacement plan, so each piece goes heat pump on your schedule, not the equipment’s.
If your building falls under Washington Clean Buildings or Seattle BEPS, we tie the plan to your deadlines and the incentives still on the table.
Our work

How it works
Call or send a request
Tell us the equipment, what it’s doing, and how urgent it is.
We come look
A field-experienced tech or estimator sees it in person. Most diagnostics take 30 minutes or less.
Straight price first
You get what’s wrong, what it takes, and what it costs before we start.
Done right, written up
We finish clean, test it, and leave a written record of what we did.
What our clients say
Common questions
Do heat pumps work in Western Washington winters?
Yes. Our winters are mild compared to most of the country, and today’s heat pumps are built for it. We size them for our design temperatures.
Do I have to replace everything at once?
No. Most buildings electrify in phases, replacing equipment as it ages out. We’ll build the plan.
Are there incentives?
Often. Utility programs and Washington’s Clean Buildings incentive can offset costs. We’ll point you to what applies to your building.
Do you do heat pump installation and mini split systems?
Yes. We handle heat pump installation for commercial spaces and homes, including ducted heat pumps, ductless mini split systems and VRF.
