Projects and service work
Real jobs, real photos. Here’s what we built and fixed, and how. No customer names, just the work.
Restaurant build-out: walk-in cooler, VRV and kitchen hood
Full mechanical for a new restaurant and bar: a Daikin VRV system with exposed spiral ductwork over the dining room, a new walk-in cooler with evaporator, condensing unit and controls, and the kitchen hood and make-up air. We closed it out with a maintenance agreement so the system stays dialed in.

Rooftop equipment reset during a high-rise roof replacement
When a two-tower downtown property got a full roof replacement, we came in as the mechanical sub to disconnect, raise and reset the rooftop equipment zone by zone, on the roofers’ schedule. That meant packaged units, an air handler, exhaust and make-up air for a ground-floor kitchen, and condensers for a tenant fitness space, all while the restaurants, gym and retail below stayed open. Each piece was reconnected, recharged where lines were opened, and recommissioned before we moved to the next zone.

New commercial storage building: HVAC from crane day to finish
A ground-up commercial storage building. We set the rooftop equipment by crane, then ran refrigerant piping along the deck, hung the heating units, and installed the ducted units and condensate piping inside.

Penthouse fan coil and hydronic piping replacement
New fan coils, copper piping and hydronic valve assemblies installed inside occupied penthouse units. Work areas were sealed off and protected so residents could keep living there while we worked.

VRV heat pump retrofit and commissioning for a place of worship
A multi-zone Daikin VRV heat pump system, installed and commissioned. Over ten logged visits, techs programmed thermostats and setpoints room by room, worked a repeat fault with the manufacturer’s tech support, replaced a unit when a sensor swap didn’t fix it, and traced another fault to refrigerant piping and control wiring the original installer had crossed between floors, then corrected it.

Ductless heat pumps for apartment clubhouses, gyms and leasing offices
Daikin ductless heat pumps for community buildings at Eastside apartment properties: clubhouses, a fitness room and leasing offices. Condensers went on pads with line-set covers run clean up the siding, and the indoor units were finished with wall thermostats.

Boiler and hydronic plant controls replacement
Controls replacement for a commercial boiler and hydronic plant: burner, pumps, piping and the controls that run them.

More jobs
Cafe build-out, Seattle
Full dry-side mechanical for a new cafe: reused the shell’s two 5-ton systems, added a Daikin energy recovery ventilator sized to cover the kitchen’s ventilation air, new SMACNA ductwork, in-house air balance, PE-stamped drawings and Seattle permits.
Rooftop replacement under Washington energy code, Covington
Four end-of-life rooftop units replaced, reusing sound ductwork, wiring and gas. We documented the energy-code exception (WSEC C503.4.6) before proposing gas units, added low-leak economizers with fault detection, and did factory startup.
Corporate office remodel, downtown Seattle
Supply and return grilles relocated to a new ceiling layout, flex extended, old diffusers recycled to EPA guidelines, and the space air-balanced. A possible controls conflict was flagged and priced up front.
No-heat diagnosis, Seattle dental office
Replaced a failed blower motor and capacitor, then kept going and traced the no-heat to a heat-brittled high-limit terminal. Sourced a replacement the same day and verified CO at 0 ppm before leaving.
