Heat pump water heaters for businesses and homes
Water heating is one of the biggest energy loads in restaurants, apartments, gyms and hotels, and in most homes. Heat pump water heaters use far less energy than electric resistance, and there are rebates to help pay for them.
Commercial
- Central heat pump water heating plants for multifamily, hotels, senior living and gyms
- CO2 (refrigerant R-744) and other high-temperature heat pump systems for high-demand hot water
- Unitary heat pump water heaters replacing electric resistance tanks in restaurants, offices and retail
- Swing tanks, recirculation and storage designed for real demand
- Gas-to-electric water heating plans tied to Clean Buildings and Seattle BEPS targets
Residential
- Tier 3 and Tier 4 ENERGY STAR heat pump water heaters
- Replacing old electric, gas or propane tanks
- Units with the CTA-2045 port Washington’s plumbing code calls for
- Placement and condensate drainage done right: garage, basement or utility room
- Rebate paperwork handled, often as an instant discount on your invoice
The short version
What is a heat pump water heater?
A heat pump water heater pulls heat from the air and puts it into the water. It comes as an all-in-one tank or as a split system with the heat pump outside, and large buildings use central heat pump water heating plants.
Why it matters
- Uses a fraction of the electricity of a standard electric tank
- Takes gas out of domestic hot water, often a building’s biggest gas load after heating
- Seattle City Light, PSE and Snohomish PUD all offer incentives
- Central systems pair with storage to ride through peak demand
Who it’s for
- Multifamily buildings with central hot water
- Restaurants, gyms and other high hot water users
- Small businesses replacing tank water heaters
- Homeowners replacing electric or gas tanks
What we can do for you
- Size the system for real hot water demand
- Replace gas or electric tanks with heat pump units
- Plan central heat pump water heating with storage and recirculation
- Service water heaters, tankless units and recirculation pumps
- Rebate paperwork
Work we’ve done
- Diagnosed and repaired a failed tankless water heater in a residential garage

What we get right
Sizing for real demand
Commercial hot water loads swing hard. A restaurant at the lunch rush or an apartment building at 7 a.m. needs storage and recovery sized for it, not a catalog guess.
Where the heat comes from
Heat pump water heaters pull heat from the air around them. Placement matters: mechanical rooms, garages and conditioned spaces each work differently.
Electrical capacity
We check panel and service capacity before you commit, and plan around it when we need to.
Code and controls
Washington’s plumbing code requires a CTA-2045 port on qualifying units. Commercial systems need proper controls, mixing and recirculation.
Rebates that need pre-approval
Seattle City Light’s commercial HPWH incentive requires approval before you buy. We handle that step.
Legionella and temperature safety
Storage temperature and mixing valves set to keep water safe without scalding.
Rebates for heat pump water heaters
- PSE commercial: $650 per qualifying unit replacing electric resistance (PSE commercial electric customers).
- PSE residential: $1,000 on qualifying Tier 3/4 units ($1,100 income-qualified), installed on or after Jan. 1, 2026.
- Seattle City Light commercial systems: $0.36 per kWh saved for central systems over 120 gallons meeting NEEA’s Advanced Water Heating Specification 8.0. Pre-approval required.
- Seattle City Light small business: up to $4,000 off heat pump water heaters under 120 gallons (stacked), for qualifying small businesses in Seattle, Shoreline, Lake Forest Park and Burien.
Program details as of October 2026. Utility and state programs change and can run out of funds, so we confirm current amounts and eligibility before you buy anything. See all rebates and incentives

What our clients say
Common questions
Do heat pump water heaters work for commercial buildings?
Yes. Central heat pump water heating systems, including CO2 systems, serve multifamily buildings, hotels and other high-demand buildings, and smaller unitary units replace electric resistance tanks in restaurants and offices.
How much can I save with a heat pump water heater?
Heat pump water heaters use much less electricity than electric resistance water heaters because they move heat instead of making it. Actual savings depend on your hot water use and what you’re replacing.
Is there a rebate for a heat pump water heater in Washington?
Yes. As of October 2026, PSE offers $1,000 for residential and $650 per commercial unit, and Seattle City Light has commercial and small-business incentives. Programs change, so we confirm before you buy.
Can a heat pump water heater go in a garage?
Often, yes. It needs enough air volume around it and a place to drain condensate. We’ll check your space.
