The short version

What is an HVAC due diligence assessment?

A due diligence or feasibility assessment is a walk-through and written report on a building’s mechanical systems before you commit: equipment age and condition, remaining useful life, capacity for the planned use, energy compliance exposure, and the work and budget ahead.

Why it matters

  • Mechanical systems are one of the biggest capital costs in a building
  • Equipment near end of life changes the price you should pay or the lease terms you should ask for
  • A space that can’t be cooled or ventilated for your use is a costly surprise after you sign
  • Clean Buildings and Seattle BEPS deadlines come with the building

Who it’s for

  • Buyers and investors (pre-purchase HVAC inspection)
  • Tenants evaluating a space before signing
  • Owners planning capital budgets and reserves
  • Owners weighing gas-to-electric or heat pump conversions

What you get

  • Equipment inventory with make, model, age and condition
  • Remaining useful life estimates and a replacement timeline
  • Capacity check against the planned use
  • Gas-to-electric and heat pump feasibility
  • Clean Buildings / BEPS exposure
  • Budget ranges for repairs and replacements

Straight talk: We are not engineers and we don’t stamp reports. We rely on decades of field experience in how mechanical systems are designed, installed and operated. If your situation needs a stamped engineering report, we partner with licensed engineers who review and stamp it.

What we look at

Equipment condition

Rooftop units, splits, VRF, boilers, chillers, make-up air, exhaust, refrigeration and controls: age, condition, refrigerant type and service history.

Remaining useful life

Where each piece sits against typical service life, so you can plan capital reserves and replacement planning.

Will it work for my space?

For tenant improvements: can the existing HVAC handle your people, equipment, kitchen or server load, and what has to change.

Electrification feasibility

Can the building go heat pump, what electrical capacity it needs, and what a phased plan looks like.

Energy and compliance

Clean Buildings tier, Seattle BEPS, benchmarking status and what energy management work is coming.

Budget and priorities

Repair now, replace soon, or plan for later, with rough cost ranges you can take to a lender or landlord.

Property condition assessments

If you already have a property condition assessment (PCA) or facility condition assessment, we can walk the mechanical portion in more depth and turn general findings into specific equipment, timing and cost.

Common questions

Are you engineers?

No. We’re licensed mechanical contractors with decades of field experience. We don’t stamp reports. If your lender or deal needs a stamped engineering report, we partner with licensed engineers who review and stamp it.

How long does an assessment take?

Most buildings take a site visit of a few hours, plus time to write it up. Bigger buildings take longer. We’ll give you a timeline with the price.

Can you tell me if the HVAC will work for my space?

Yes. That’s one of the most common requests we get from tenants. We look at the existing equipment against your planned use and tell you what has to change.

Do you check Clean Buildings and BEPS exposure?

Yes. We note the building’s likely tier, deadlines and the mechanical work most likely to come out of an energy management plan. See our compliance page.
