The short version
What does commercial HVAC service cover?
Commercial HVAC service is fixing heating, cooling and ventilation equipment when it stops working right: rooftop units, splits, heat pumps, VRF, boilers, chillers, make-up air, exhaust and controls. A good service call finds the real cause, not just the part that failed.
Why it matters
- A fast, correct diagnosis keeps tenants comfortable and kitchens open
- Fixing the cause (bad power, a failing contactor, a dirty coil) keeps the same call from coming back
- You get the price before we start, so there are no surprises on the invoice
- A written record of what we found helps you plan repairs and replacements
Who it’s for
- Property managers and owners of office, retail and multifamily buildings
- Restaurants, breweries and bars
- Schools, churches and community buildings
- General contractors who need a service partner after turnover
What we can do for you
- Diagnose no-heat, no-cool, noise, leaks and lockouts
- Repair compressors, motors, contactors, boards, valves and wiring
- Refrigerant leak searches and repairs
- Chiller and boiler troubleshooting
- Exhaust fan, make-up air and hood fan repairs
- Controls, thermostat and sensor fixes
- Air balancing for hot and cold room complaints
Work we’ve done
- Replaced burned contactors and wiring after building power problems took out a unit
- Tracked down breaker trips on a restaurant kitchen exhaust fan
- Replaced failed electronic expansion valves, wiring and a module on a downtown high-rise chiller
- Rebuilt a domestic hot water recirculation pump in a Seattle apartment building
- Found an AC circuit that had been tapped for an EV charger and got the unit running again
Real Omni jobs. We don’t name customers.
What we see most
No heat or no cooling
Failed igniters, bad capacitors and contactors, tripped limits, frozen coils. We find the root cause, not just the part that quit.
Rooftop unit short-cycling
Dirty coils, bad sensors, low charge or a controls problem. Short-cycling wears out compressors and runs up the power bill.
Loud or failing blowers
Worn bearings, slipping belts and dying motors. We carry common motors and belts and can source the rest fast.
Exhaust and make-up air problems
Kitchen hoods that won’t pull, fans that quit, and make-up air that doesn’t keep up. Common in restaurants and breweries.
Water where it shouldn’t be
Plugged condensate drains, cracked pans and failed pumps. Caught early, it’s a cheap fix.
High energy bills
Bad economizers, broken schedules and failed sensors are some of the biggest energy wasters we find.

What our clients say
Common questions
How fast can you get someone out?
It depends on where you are and what’s on the board that day. Our techs live across the region from Marysville to Roy, which keeps drive times down. Call 425-906-7700 and we’ll give you a real arrival window.
Do you work on all brands?
Yes. We work on equipment from every major manufacturer and source both OEM and universal replacement parts.
Do I get a price before the repair?
Yes. After diagnosis we tell you what’s wrong and what it’ll cost. Nothing gets done without your OK.
Can you take over maintenance after the repair?
Yes. Most of our maintenance customers started with a service call. See our maintenance agreements.
Are you an AC company or a heating company?
Both. We’re a full mechanical contractor: air conditioning, heating, ventilation, refrigeration and controls, for commercial buildings and homes. If it moves air, heat or refrigerant, we work on it.
Do you do emergency HVAC repair?
Yes. Call 425-906-7700 and tell us what’s going on. We get back to you as fast as we can and get a tech out as soon as the board allows.
Do you do commercial air conditioning repair?
Yes. Air conditioning repair is a big part of what our service techs do: rooftop units, split systems, heat pumps, VRF, ductless and water source heat pumps. Call 425-906-7700 or send a service request and we get back to you as fast as we can.
Do you do air balancing?
Yes. We measure and adjust airflow at the diffusers, grilles and dampers so each space gets the air it was designed for. We balance after replacements and tenant improvements, and we chase down hot and cold room complaints. If your spec calls for a certified third-party TAB report, we’ll tell you up front.
