Commercial HVAC maintenance agreements
Equipment that gets looked after breaks down less and lasts longer. We set up a schedule that fits your building and your budget, and you get billed monthly.
Pick a schedule that fits
Monthly, quarterly, biannual and annual visits, all with monthly billing. Restaurants and refrigeration usually need more visits. A small office might only need two.
- Filters, belts, coils and drains handled on schedule
- Refrigerant circuits, electrical connections and safeties checked
- Burners, heat exchangers and boilers inspected before heating season
- Controls and setpoints verified so the system runs the way it should
- A written report after each visit with anything that needs attention
The short version
What is an HVAC maintenance agreement?
A maintenance agreement is a set schedule of visits where we clean, check and adjust your equipment before it breaks: filters, belts, coils, drains, refrigerant circuits, electrical connections, burners and controls. You get a written report after every visit.
Why it matters
- Most emergency calls start as something a maintenance visit would have caught
- Clean coils and filters cut energy use and wear on compressors and motors
- Documented maintenance is part of Washington Clean Buildings operations and maintenance requirements
- You can budget repairs and replacements years out instead of reacting
Who it’s for
- Restaurants and anyone with walk-ins, reach-ins and ice machines
- Office, retail and medical buildings
- Multifamily buildings with rooftop units, splits or mini-splits
- Homeowners on our residential plans
What we can do for you
- Monthly, quarterly, biannual or annual schedules with monthly billing
- Filter changes, including MERV-13 upgrades where the equipment allows
- Coil cleaning, belt changes and drain line service
- Refrigeration checks: temperatures, gaskets, defrost, condensers
- Heating-season checks on burners, heat exchangers and boilers
- A written report with photos and anything that needs attention
Work we’ve done
- Surveyed seven VAV boxes and replaced every air filter in an office building
- Checked every walk-in and reach-in gasket in a restaurant group and built a replacement list
- Maintain split systems and mini-splits across Seattle apartment and office buildings
- Seasonal maintenance on residential furnaces, boilers and heat pumps
Real Omni jobs. We don’t name customers.
What we see most
Filters, belts and coils
The basics that keep airflow up and equipment from overworking, done on schedule so they don’t get skipped.
Electrical and safeties
Tighten connections, check contactors and capacitors, and test the safeties that keep equipment from hurting itself.
Refrigerant circuits
Check pressures and temperatures and look for leaks before you lose capacity on a hot day.
Heating season prep
Burners, heat exchangers, flues and boilers checked before the first cold snap, not during it.
Drains and condensate
Clear drains, pans and pumps so a clog doesn’t turn into a ceiling stain.
A written report
Every visit ends with what we found and what’s coming, so you can budget instead of react.
Why it pays
- Fewer emergency calls. Most no-heat and no-cool calls start as something a maintenance visit would have caught.
- A plan, not surprises. We track your equipment’s age and condition so you can budget replacements years out.
- Energy compliance help. Washington’s Clean Buildings law requires an operations and maintenance program for Tier 1 buildings. A documented maintenance agreement is a big piece of it. See the Clean Buildings details.

What our clients say
Common questions
How often should commercial HVAC be serviced?
Most commercial systems need at least two visits a year, one before cooling season and one before heating season. Kitchens, refrigeration and high-use buildings usually need quarterly or monthly service.
Is there a contract term?
We’ll set terms that fit your building. Ask us about options when we quote it.
Do maintenance customers get priority?
Ask us when we quote your agreement. We’ll tell you exactly what’s included.
Can you maintain equipment another contractor installed?
Yes. We maintain almost every type and brand of HVAC-R equipment, whoever installed it.
What is included in an HVAC maintenance contract?
Our HVAC maintenance contracts are preventive maintenance on a set schedule: filters, belts, coil cleaning, refrigerant and electrical checks, and controls checks, with a written report after every visit. The equipment list and visit frequency are built around your building.
