HVAC replacements, tenant improvements and design-build
From swapping a worn-out rooftop unit to building out a full tenant improvement, our construction crews design, supply, install and close it out.
What we build
- Equipment replacements: rooftop units, splits, VRF, boilers, water heaters, exhaust and make-up air
- Tenant improvements: office, retail, restaurant and medical build-outs
- New construction: design-build or plan and spec, for GCs, tenants, owners and developers
- Controls installs and upgrades tied into the new equipment
- Gas-to-electric conversions and heat pump retrofits
The short version
What does a replacement or design-build job include?
Replacements and design-build cover everything from swapping a worn-out rooftop unit to building out the full mechanical system for a tenant improvement or new building: equipment, ductwork, piping, exhaust, controls and closeout.
Why it matters
- One team owns the result, from budget to startup
- Equipment is sized for how you use the space, not just what was there before
- Planned replacements cost less than emergency ones
- Utility rebates and Clean Buildings planning get folded in up front
Who it’s for
- Owners and property managers replacing aging equipment
- Tenants and GCs on restaurant, retail and office build-outs
- Developers on new construction
- Churches, clubhouses and community buildings
What we can do for you
- Rooftop unit, split, VRF, boiler and make-up air replacements, including crane picks
- Restaurant TIs: kitchen exhaust, hoods, make-up air and comfort ductwork
- Spiral and rectangular duct design and install
- Exhaust fan replacements on high-rise roofs
- Equipment detach and reset for roof replacements
- Startup, air balance coordination and closeout packages
- Air balancing after the install so every space gets its airflow
Work we’ve done
- Set new rooftop units by crane for a restaurant build-out in Federal Way
- Built out restaurant TIs in Tacoma with hoods, kitchen exhaust and comfort ductwork
- Detached and reset rooftop equipment on downtown Seattle towers for roof replacements
- Replaced rooftop exhaust fans on a Seattle high-rise
- Replaced ice machines for a downtown restaurant
Real Omni jobs. We don’t name customers.
What we see most
Like-for-like isn’t always legal
Washington’s energy code now requires heat pumps in many rooftop replacements unless an exception applies. We check before we quote so the permit doesn’t bounce.
Reuse what’s still good
Sound ductwork, gas piping, curbs and wiring can often stay. We don’t tear out what doesn’t need to go.
Crane days and roof work
We plan picks, rigging and roof protection, and work around roofers and tenants on occupied buildings.
Occupied buildings
Work areas protected, noise and shutdowns scheduled, and tenants kept running wherever we can.
Drawings and permits
On design-build jobs we handle the mechanical drawings, engineering and permits.
Startup and closeout
Factory startup where required, testing, air balance and closeout documents, all handed over clean.
Design-build or plan and spec
With design-build, we handle the budget, preconstruction, engineering, install and closeout, with one team owning the result. With plan and spec, we price and build to your engineer’s drawings. Either way you get a crew that’s factory-trained on the equipment it’s putting in.
Planning a replacement?
We’ll come out, look at what you have, and lay out your options: repair versus replace, equipment choices, and what utility or state incentives may apply. The site visit is free.

Our work

How it works
Call or send a request
Tell us the equipment, what it’s doing, and how urgent it is.
We come look
A field-experienced tech or estimator sees it in person. Most diagnostics take 30 minutes or less.
Straight price first
You get what’s wrong, what it takes, and what it costs before we start.
Done right, written up
We finish clean, test it, and leave a written record of what we did.
What our clients say
Common questions
Do you do free site visits for replacements?
Yes. Call or send a project request and we’ll schedule a walk-through.
Do you work for general contractors?
Yes. We bid and build plan-and-spec and design-build mechanical scopes for GCs, owners, tenants and developers.
What brands do you install?
We work with every major equipment manufacturer and pick equipment to fit the building, not the other way around.
Can you help with permits and engineering?
Yes. On design-build jobs we handle engineering, permitting and closeout.
Do you handle RTU replacement?
Yes. RTU replacement is one of our most common projects: sizing, curb adapters, crane day, gas and electrical connections, controls and startup.
Do you do air balancing?
Yes. We measure and adjust airflow at the diffusers, grilles and dampers so each space gets the air it was designed for. We balance after replacements and tenant improvements, and we chase down hot and cold room complaints. If your spec calls for a certified third-party TAB report, we’ll tell you up front.
